Nakheel hasn't published a handover date for Rixos Hotel & Residences. Diamond asks the developer for the completion date in writing, and checks the sale agreement's terms on late completion, before any reservation.
The homes at Rixos Hotel & Residences: 1-bedroom apartments, 2-bedroom apartments, 3-bedroom apartments, 4-bedroom duplexes, beach house and villas. Ask Diamond for the floor plans of the types you want, with their views and floor levels.
It would stop being a Rixos home. Nakheel's brochure says Rixos doesn't own, develop or sell the project: Nakheel uses the name under a licence that can be terminated, and then no unit may carry the brand. Accor owner benefits also last only while you own a Rixos-branded home. Ask how your sale agreement covers this.
Nakheel lists one for the 3-bedroom apartments, the 4-bedroom duplexes, where it sits on a large terrace, and the ten villas along the shore. The 2- and 3-bedroom beach houses get a garden and terrace instead. All residents share the infinity pool in the communal garden, with separate adults' and children's areas.
They are two groups of mid-rise apartment buildings at opposite ends of one cove, with the Rixos hotel and the ten villas between them. Nakheel launched Beach Residences in November 2023 and gave the Bay Residences and Villas contract to Sembol Construction in February 2024. Ask which part a unit is in.
Rixos Hotel & Residences is in Dubai Islands. By car it is about 22 minutes to Dubai Frame, 24 to Dubai World Trade Centre and 24 to Downtown Dubai. No metro. Road bridges from Deira; Nakheel puts the airport 20 minutes away.

Off-plan payments in Dubai go into the project's own escrow account, which can only fund its construction, and under Dubai Law No. 8 of 2007 the developer's creditors can't claim it. Diamond confirms the project's registration and escrow account with the Dubai Land Department, and you pay only into the account named in your sale agreement.
Yes. You don't need to be in Dubai to buy off-plan. If someone signs for you, a power of attorney made abroad must be notarised, then attested by your foreign ministry, the UAE embassy and the UAE's foreign ministry, as the Dubai Land Department requires.
