1. Who we are

DiamondTruong.com is operated by Diamond Truong, a real estate adviser based in Dubai, United Arab Emirates ("we", "us", "our"). Diamond is responsible for the personal data described in this policy.

2. What we collect

• When you contact us: the details you give us, such as your name, email address, phone number, the property or service you are asking about, and anything else you tell us. This applies to our forms and to messages by email, phone or WhatsApp.
• When you subscribe to our newsletter: your email address and a record of your consent.
• When you browse the website: technical information such as your IP address, browser and device type, approximate location, the pages you view and how you arrived. Some of this is collected with cookies and similar technologies (see section 6).

We do not collect payment details through this website.

3. How we use it

• To reply to your enquiry and provide the services you ask for.
• To send you the newsletter or updates you have asked for. You can unsubscribe at any time.
• To run, secure and improve the website, including protecting our forms from spam and abuse.
• To show content relevant to where you are, such as a local contact number.
• To understand how visitors use the website and to measure the results of our marketing, including advertising.
• To meet our legal, regulatory and record-keeping obligations.

Depending on the purpose, we rely on your consent, on steps you ask us to take before entering into an agreement with you, on our legitimate interests in running and promoting our business, or on our legal obligations.

4. Who we share it with

We do not sell or rent your contact details. We share personal data only where needed for the purposes above, with:

• Service providers that host and secure the website, store and deliver enquiries and emails, and provide analytics and advertising services.
• Professionals involved in your enquiry, where needed to help you: for example, the brokerage Diamond works with, property developers (such as to register your interest in a project), mortgage advisers, lawyers or other professionals you ask us to connect you with.
• Authorities, regulators or courts, where the law requires it or to protect our rights.
• A successor, if our business is reorganised or transferred.

5. International transfers

Some of our service providers process data outside the United Arab Emirates, for example in the United States or Europe. Where they do, we rely on their contractual and security safeguards to keep your data protected.

6. Cookies, analytics and advertising

Cookies are small files stored on your device. We use:

• Essential cookies and similar technologies, which keep the website working and secure, for example by protecting our forms from spam.
• Analytics cookies, such as Google Analytics, which help us understand how visitors find and use the website.
• Advertising technologies, from services such as Google and Meta, which measure the results of our advertising and may show our ads to people who have visited the website.

Some pages include content or links from other services, such as maps, booking pages or WhatsApp. Those services may set their own cookies and handle your data under their own privacy policies.

You can block or delete cookies in your browser settings, although some parts of the website may not work without them. You can also opt out of Google Analytics with Google's opt-out add-on, and manage ad personalisation in your Google and Meta settings. 7. How long we keep it

We keep personal data only for as long as we need it for the purposes above, including to meet legal, tax and regulatory requirements. If you unsubscribe from our newsletter, we stop sending it.

8. How we protect it

We use reasonable technical and organisational measures to protect your data, including encrypted connections, access controls and reputable service providers. No method of sending or storing data is completely secure, but we work to protect yours and will act on any security incident as the law requires.

9. Your rights

Depending on where you live, you may have the right to:

• access the personal data we hold about you;
• ask us to correct or delete it;
• object to, or ask us to restrict, how we use it;
• receive a copy of it in a portable format;
• withdraw your consent at any time, where we rely on it;
• opt out of marketing.

To use any of these rights, email hello@diamondtruong.com. We may need to confirm your identity first, and we aim to respond within 30 days. If you are unhappy with our response, you can complain to the data protection authority in the United Arab Emirates or in the country where you live.

10. Children

Our website is not intended for anyone under 18, and we do not knowingly collect their personal data.

11. Changes to this policy

We may update this policy from time to time. The latest version will always be on this page, with the date it was last updated.

12. Governing law

This policy is governed by the laws of the United Arab Emirates, including Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data. This does not affect any rights you have under the laws of the country where you live.
