Al Barari: the green one
Al Barari was laid out around botanical gardens, with villas placed among them rather than in rows. The planting is dense and mature, and there are walking trails, a well-known restaurant in the gardens, and a health club.
Homes are large. Villas start around AED 10 million and run AED 2,500 to 3,800 per square foot. There are apartment buildings too, and those yield roughly 5.5% to 7%.
Two practical points. There is a nursery on site, Kids Spot, but no school inside the community, so school-age children travel. And there is no metro anywhere near: Mall of the Emirates on the Red Line is about twenty minutes by car, with no direct bus. This is a driving community.
More garden than building
Over 60% of the land is planted, so the streets are shaded and noticeably cooler.
