It releases homes in small phases, mostly in central and coastal Dubai, and most projects on its own listing are marked sold out. Its homes on this page are at Nad Al Sheba Gardens, the gated villa community it is building beside Meydan.
Track record
Meraas made its name with public destinations. La Mer opened in Jumeirah 1 in October 2017. The National counted it as the seventh destination Meraas had delivered in three years, after City Walk, Boxpark, The Outlet Village and Al Seef. Under Dubai Holding it now sits in Dubai Holding Real Estate, alongside Nakheel and Dubai Properties.
Its recent residential milestones, from Dubai Holding’s own announcements:
- December 2024: handover of the seven Bvlgari Ocean Mansions on Jumeira Bay Island, five-bedroom homes of nearly 10,000 sq ft each.
- May 2025: the construction contract for Nad Al Sheba Gardens Phase 4, with handover planned for Q1 2027.
- December 2025: the launch of Crestlane 4 and 5 at City Walk, 360 apartments in four mid-rise towers.
- September 2026: the construction contract for Nad Al Sheba Gardens Phase 7, 272 villas and townhouses due for completion in Q2 2028.
Nad Al Sheba Gardens is now partly lived in. Gulf News reported that residents were starting to move in as the community’s mall, The Grand, opened in phases. The later phases are still schedules, not handovers, and should be read that way.
What their homes are like
Dubai Holding describes Meraas’s homes as limited releases in prime locations. Most are apartments inside its own mixed-use districts: City Walk, Bluewaters Island and Port de La Mer, the marina neighbourhood at La Mer in Jumeirah 1. Some carry a hotel or lifestyle brand, such as the Bvlgari homes on Jumeira Bay and Nikki Beach Residences.
The villas are at Nad Al Sheba Gardens and The Acres. Nad Al Sheba Gardens is gated, about 10 minutes from Downtown Dubai by Dubai Holding’s estimate, with walking and cycle paths, pools, yoga lawns and a mall. Phase 11, launched in December 2025, is the final phase: 210 villas and townhouses and a new school. The Phase 11 homes listed here are 3-bedroom townhouses and 4- and 5-bedroom villas, due in mid-2029 on Meraas’s schedule. Who they suit, and who they don’t
Meraas suits a buyer who wants a large group behind the developer. Dubai Holding Real Estate, which also runs Nakheel and Dubai Properties, says its companies have delivered more than 106,700 homes and plots. It suits a family that wants a villa close to the centre at Nad Al Sheba Gardens, and an apartment buyer who wants to live inside a finished district such as City Walk or Bluewaters.
It suits you less well if:
- you want to buy at launch price straight from the developer, because releases sell out and you may be buying from a first buyer at their price;
- you don’t want building work next door, because Nad Al Sheba Gardens phases are scheduled into 2028 and 2029.
What Diamond checks before recommending one of their projects
- Escrow and registration. Off-plan payments in Dubai go into the project’s own escrow account, which Law No. 8 of 2007 reserves for building that project. Diamond confirms the phase’s registration and escrow account with the Dubai Land Department (DLD).
- The phase and its date. Which phase of Nad Al Sheba Gardens the home is in, its scheduled handover, and what will still be under construction around it.
- A resale before handover. The seller’s statement of account from Meraas, what remains due and when, and Meraas’s terms and fee for transferring the contract.
- Service charges. The service charge budget registered for the community, so the running cost is known before you commit.
- Finance. Which bank programme you qualify for, if any, always subject to approval. Emirates NBD’s, agreed with Dubai Holding Real Estate in April 2026, is open to non-residents; Commercial Bank of Dubai’s, from June 2026, is for UAE nationals and residents only.

Frequently Asked Questions
Meraas has been part of Dubai Holding since June 2020, following a directive from Sheikh Mohammed bin Rashid Al Maktoum, Ruler of Dubai. It now sits in Dubai Holding Real Estate with Nakheel and Dubai Properties. The owner doesn't replace the checks: each off-plan project still needs its own escrow account and registration with the Dubai Land Department.
Dubai Holding puts Phase 4's handover in Q1 2027 and Phase 7's completion in Q2 2028. Phase 11, the final phase, is due in mid-2029 on Meraas's schedule. Its plan takes 20% on booking and 60% in instalments to October 2028, so 80% is paid before the keys. These are schedules, not promises.
Yes, from a first buyer. You repay the seller the 20% booking payment and any instalments they have made, plus whatever premium they ask. The remaining instalments and the 20% due at handover stay payable to Meraas. Diamond checks the seller's statement of account with Meraas and the transfer terms before you commit.
Possibly, subject to bank approval. Under ADCB's programme, eligible Nad Al Sheba Gardens buyers can apply once they have paid 50% of the price, whatever the construction stage. Emirates NBD's is open to residents and non-residents; Commercial Bank of Dubai's, from June 2026, to UAE nationals and residents only.
A property worth AED 2M or more may qualify you for a 10-year Golden Visa. Off-plan homes can count if bought from an approved local developer, and the home can be financed by an approved UAE bank. The authorities decide, so Diamond first checks the value the Dubai Land Department will certify.
Nad Al Sheba Gardens Phase 11, the Meraas development Diamond lists, is off-plan and due in mid-2029. For a ready home, look at resales in Meraas's finished districts. Bluewaters Island has 698 apartments, 17 townhouses and 4 penthouses, and City Walk has apartments that tenants have lived in for years.
It depends on the building or community, so there is no single Meraas rate. Under Law No. 6 of 2019, each budget must pass a certified audit and RERA approval before owners can be charged, and your share follows your unit's area. Diamond asks for the approved or projected budget before you commit.
Kings' School Nad Al Sheba teaches the UK curriculum, and Rugby School Dubai was due to open nearby in August 2026. Phase 11 adds a school at the community's north-west corner. The Grand, the community's mall, opened its first phase in August 2026.
