Palm Jebel Ali: the unfinished one
Palm Jebel Ali is Nakheel's second palm island, relaunched with a new master plan in May 2023. Nobody lives on it yet. It suits a buyer who is happy to pay through construction and wait while the island fills in. It doesn't suit anyone who needs a home, a school or a shop there soon.
The plan covers 13.4 km², twice the size of Palm Jumeirah, with 16 fronds, 110 km of coastline and 91 km of beachfront. Nakheel plans homes for about 35,000 families and more than 80 hotels and resorts. The first villas, its Beach and Coral collections, are on Fronds K to P.
Everything on sale is off-plan, so there is no rental record to judge by. Nakheel says its 723 villas on Fronds K to P hand over in phases from late 2026. Another 544 on Fronds A to F were contracted in April 2026 for Q4 2028. Ask which frond and phase your plot is in, and what will be built around it.
Access is by road. Nakheel contracted a public road of nearly 6 km from Sheikh Zayed Road in May 2024. There is no metro on the island: Nakheel puts Life Pharmacy Metro Station 16 minutes away and Al Maktoum International Airport 24. Dubai plans to move all of DXB's flights there.
