The short answer
R.Evolution is a developer founded in 1999 whose first office was in Riga, Latvia. It now works from Riga, Berlin, Barcelona and Dubai, where it has its headquarters. Its selling point is health: buildings designed to wellness standards, with shielding and filtered air and water. In Dubai it is building Eywa, two apartment buildings in Business Bay, and it hasn’t yet handed over a building here.
Track record
R.Evolution says it has completed 23 projects, about 2.5 million sq ft in all. Its founder and chief executive, Alex Zagrebelny, told Entrepreneur Middle East that much of that work is in central Riga and nearby Jurmala. He said the Berlin office opened in 2014 and has finished all its projects, and the Barcelona office followed in 2018. The projects he named include Philosophers Residences, a two-tower complex in Riga, and two office buildings in Barcelona.
In Dubai, construction of Eywa Tree of Life began in September 2024, with Ancient Builders Constructions as the main contractor. R.Evolution now puts handover at the end of 2026. Its second building, Eywa Way of Water, has 65 homes, including three duplexes and a penthouse.
That is the trade-off. R.Evolution’s record is in Europe, and it spans homes, offices and conversions of older buildings. Until Tree of Life is handed over, there is no finished Dubai building to judge it by, and both Dubai projects are in the same district.
What their homes are like
Eywa Tree of Life has 52 fitted-out homes in one tower on the Business Bay canal, from 2-bedroom apartments of 277 m² to two penthouses, with 59 shared amenities. Floors are Roman travertine, and kitchens come with Miele, Liebherr and Bosch appliances. Bedrooms are shielded against electromagnetic fields, and air runs through MERV 14 filters. R.Evolution says the building holds LEED Platinum and WELL Platinum ratings.
The design also follows Vastu Shastra, the Vedic system of building layout. Zagrebelny says 1,450 crystals, geodes and gemstones are set into the structure. Those features rest on tradition rather than a measured standard, so weigh them as a matter of taste.
Who they suit, and who they don’t
R.Evolution suits a buyer who wants a small building with finished interiors and health features they can check, such as air filtration and shielding. It suits someone comfortable backing a developer on its European record, and a 52-home tower means few neighbours.
It suits you less well if:
- you want a developer with Dubai handovers behind it;
- you want a deep resale market to sell into later, because one building of 52 homes produces few comparable sales;
- you are buying mainly for the certifications and can’t get the certificates themselves.
What Diamond checks before recommending one of their projects
- Escrow and registration. Under Dubai’s Law No. 8 of 2007, off-plan payments go into the project’s own escrow account and can only fund its construction. Diamond confirms each Eywa building’s registration and escrow account with the Dubai Land Department (DLD), and the construction progress the DLD records.
- The handover date and the delay clause. The completion date in the sale agreement, and what the contract says if it slips.
- The certificates. The LEED and WELL entries on the certifying bodies’ registers, and whether each is final or a pre-certification.
- Service charges. Eywa lists 59 shared amenities, so Diamond asks how many homes share their cost and for the projected service charge budget before you book.
- The final payment. R.Evolution’s January 2026 plan leaves 40% due on completion, so she checks how you will fund it, in cash or with a mortgage subject to bank approval.

Diamond checks the entries on the U.S. Green Building Council and International WELL Building Institute registers, and whether each is a final certificate or a pre-certification, before treating either as proof.
R.Evolution lists EMF-shielded bedrooms and MERV 14 air filters, and its founder describes filtered water and a Vastu Shastra layout with 1,450 crystals set into the building. The shielding and filters are specifications Diamond can ask for; the Vastu layout and crystals rest on tradition, so treat them as taste.
Under Law No. 6 of 2019, a building's budget must pass a certified audit and RERA approval before owners are charged, and your share follows your unit's area. Tree of Life has 52 homes and Eywa lists 59 shared amenities, so Diamond asks how many owners share their cost, and for the projected budget.
