Business Bay: the canal-side one
Business Bay is Dubai Properties' district on the Business Bay Canal, next to Downtown. Offices, hotels and homes share the same blocks. It suits a professional who wants to live near work and the water. It doesn't suit a family that wants a school down the street.
Homes are mostly apartments in high-rise towers, many of them studios and one-bedrooms, with larger canal-front units in the newer buildings. A promenade runs along the water. The canal joins the Dubai Water Canal, which opened in 2016 and runs out to the sea at Jumeirah. Restaurants cluster on Bay Avenue and in the canal-side hotels.
Supply is the thing to watch. Towers are still going up along the canal, and the three on this site alone add 536 homes: Eywa, One River Point and The Crestmark, with handovers due from late 2026 into 2027 (developers' schedules). A canal view today can face a building site tomorrow, so ask what is planned on the plot opposite.
Business Bay metro station, on the Red Line, is on Sheikh Zayed Road at the district's western edge, so many canal-side towers are a drive from it. RTA ferry line DC2 stops at Marasi and Business Bay on the canal. Peak-hour traffic is the trade-off: the RTA widened three approach roads in June 2025 to ease it.
