Jumeirah 1, 2 and 3: the old beach suburb
Jumeirah 1, 2 and 3 are three numbered districts of low villas running south-west along Jumeirah Beach Road towards Umm Suqeim. They suit a family who wants a villa near free public beaches and doesn't mind driving. They don't suit a foreign buyer who expects to buy any villa here freehold.
Daily life runs along two roads: Jumeirah Beach Road by the sea, and Al Wasl Road inland, with cafes, clinics and small malls such as Mercato. The beaches are public. In May 2023 Dubai Municipality opened night-swimming stretches in Jumeirah 2 and 3, lit and staffed by lifeguards from sunset to sunrise.
For an overseas buyer, ownership comes before price. Dubai's 2006 list of areas where non-nationals may own property doesn't name Jumeirah. Meraas calls Port de La Mer, in Jumeirah 1, the first freehold master community in Jumeirah. Check that a plot is freehold with the Dubai Land Department before you go further.
There is no metro station in Jumeirah 1, 2 or 3. The Red Line runs along Sheikh Zayed Road, a drive inland, so most households keep a car. The airport is about 20 minutes away and Downtown about 15.

Jumeirah 1, 2 and 3 are separate places from Jumeirah Park, Jumeirah Golf Estates and JLT.

Public sand, free to use
Jumeirah's beaches are public. Dubai Municipality added night swimming in Jumeirah 2 and 3 in 2023.

Most streets are two-storey villas. Port de La Mer, in Jumeirah 1, adds apartment buildings.
