Nad Al Sheba: space near the racecourse
Nad Al Sheba is a low-rise villa district beside Meydan Racecourse, and closer to the centre than most villa areas: Meraas puts its Nad Al Sheba Gardens ten minutes from Downtown Dubai. It suits a family that wants a villa close to the city. It doesn't suit anyone who wants a metro, or a finished street in the newest phases.
The racecourse and its grandstand set the tone: open ground, long sightlines and very little high-rise. Nad Al Sheba Gardens adds lagoon pools, a 3-kilometre jogging track, sports courts, play areas and a dog park, according to Meraas. Nad Al Sheba Cycle Park, beside Meydan, has loops lit for evening rides.
Most new homes here are Meraas's, and it lists every Nad Al Sheba Gardens phase as sold out, so a new villa usually means taking over a first buyer's contract before handover. Building goes on: Meraas contracted another phase in September 2026, due by June 2028. Ask what will be built next to the plot you are offered.
For schools, Kings' School Nad Al Sheba teaches the British curriculum in Nad Al Sheba 3. Rugby School Dubai takes over the Kent College Dubai campus here from the 2026–27 school year. Transport is the weak spot: there is no metro nearby, and Creek station on the Green Line is about sixteen minutes by car.
