Al Furjan and Discovery Gardens: the lived-in one
Discovery Gardens and Al Furjan are neighbouring Nakheel communities near Ibn Battuta Mall. They suit a tenant or buyer who wants a finished neighbourhood where the metro, schools and shops already run. They don't suit someone who wants the beach at the door, or a villa street with no apartment blocks nearby.
Discovery Gardens is apartments only: 300 buildings in six themed garden clusters, from studios to 2-bedroom flats, with 13 pools. Al Furjan, next door, spreads over 560 hectares of 4-bedroom villas, 3-bedroom townhouses and apartment buildings around the Al Furjan Pavilions. The Arbor School and Arcadia Global School both teach the British curriculum there.
This is an established area, not a launch-price play. Al Furjan had 26,000 residents, 1,700 villas and townhouses and 2,800 apartments in May 2021, and Nakheel has kept adding villas, such as Murooj Al Furjan. Buildings differ in age and upkeep, so check the service charges and the building's condition before you commit.
Each community has its own Red Line station on Route 2020. Discovery Gardens and Al Furjan both opened on 1 January 2021, and the ride from the Jabal Ali interchange to Al Furjan takes about six minutes. Nakheel puts each station 3 minutes from its community, and Ibn Battuta Mall 7 to 10 minutes away.
