Al Safa 1 and 2: the school-run one
Al Safa 1 and 2 are inland villa districts between Al Wasl Road and Sheikh Zayed Road, with Safa Park on their north-east edge. They suit a family who wants British schools close by and Downtown about 15 minutes away. They don't suit a buyer who wants to walk to the beach or live without a car.
Most streets are villas on walled plots, laid out decades ago, so the roads are wide and the trees are tall. GEMS Jumeirah Primary School and Jumeirah College are both in Al Safa 1, and between them teach from Foundation Stage to Year 13. Oasis Mall and Times Square Centre are on the Sheikh Zayed Road side.
Check ownership first. Dubai's 2006 list of areas where non-nationals may own property doesn't name Al Safa, so ask the Dubai Land Department whether a plot is freehold before you look at price. There is no master developer here: homes are individual villas and small buildings on separate plots.
The nearest metro is Garmin station on the Red Line, called Onpassive until September 2026, on Sheikh Zayed Road. It is a drive rather than a walk from most homes. Kite Beach is about 8 minutes away by car, and the airport about 20.

GEMS Jumeirah Primary (Foundation to Year 6) and Jumeirah College (Years 7 to 13) are both in Al Safa 1.

The RTA renamed the Red Line station in September 2026. Signs and apps change by November.

Park on one side, sea beyond
Safa Park borders Al Safa 1, and Kite Beach is about 8 minutes' drive away across Al Wasl Road.
