Arabian Ranches: a family suburb that works
Emaar built Arabian Ranches in the early 2000s in a desert style: sand-coloured walls, courtyards and tiled roofs. Twenty years on, the landscaping has filled in and the community feels settled rather than new.
Villas start around AED 3.9 million and run AED 1,800 to 2,500 per square foot. Yields sit at 5% to 6.5%. There is a golf course, a polo club nearby, and a community centre with supermarkets and restaurants.
For families the draw is that the schools are inside the gates. JESS and Ranches Primary School are both on site, along with Raffles and Blossom nurseries. The catch is transport. There is no metro anywhere near. Mall of the Emirates on the Red Line is fifteen to twenty minutes by car, and buses F30 and J02 serve the area. Everyone here drives.
