District One: a lagoon in the middle of the city
The lagoon is the reason people buy here. It is filled with filtered seawater, it is clean enough to swim in, and there is a sand beach and a running track around the edge. That is unusual this close to the middle of Dubai.
Homes are mostly large villas, four to six bedrooms, starting around AED 15 million. Lagoon-view apartments run AED 2,300 to 3,200 per square foot. Plots are wide and the streets are quiet.
There is no metro inside. Business Bay station on the Red Line is about six minutes by car, so households here drive. For families, Maple Bear and Jumeirah International nurseries and Clarion School are in the community.
