District One: MBR City's lagoon villa district
District One is one of the districts of Mohammed Bin Rashid City, alongside Sobha Hartland. Meydan planned it around a crystal lagoon 4 km from Downtown; Nakheel now runs its newer launches. It suits a family that wants a big villa by the water near the centre. It doesn't suit anyone who needs a metro or shops on foot.
The lagoon sets daily life. Nakheel describes a 7 km crystal lagoon of 35 hectares, with 14 km of shoreline, over 8 km of cycling and running track, and 60% of the area left as open green space. It lists a supermarket, pharmacy, nursery and gym. For anything more, you drive.
Most homes are villas and mansions on the water, with flats in buildings such as Lagoon Views and Naya. Nakheel lists Lagoon Views among its latest handovers. Naya was 46% built in June 2026, and District One West's second phase 34%. Buying new here means waiting, with building work on nearby plots.
There is no metro. Nakheel puts Business Bay 8 minutes away by car, Downtown 16 and the airport 18. The Gold Line, due on 9 September 2032, will cross MBR City. The nearest big schools, North London Collegiate and Hartland International, are in Sobha Hartland, a short drive north-east.
