Downtown Dubai: the landmark one
Downtown Dubai is Emaar's city-centre district, built around the Burj Khalifa, Dubai Mall and the lake where the fountain plays. It suits a buyer who wants to walk to the city's main sights and to a metro station. It doesn't suit a family that wants a garden, or a school within walking distance.
Daily life happens on foot. Homes are apartments, in towers along the Boulevard and in low-rise blocks around the lake. The Boulevard and Souk Al Bahar are lined with restaurants, Dubai Opera is in the district, and Burj Park gives you some grass. Blossom Downtown, a nursery, takes children up to four.
The case for buying here is the address, not new supply. Most of Downtown is already built, so you are usually buying into a finished tower with a record you can check. Compare what each unit faces, because a fountain view and a Sheikh Zayed Road view are different homes. Ask for the service charge before you compare prices.
Burj Khalifa/Dubai Mall station, on the Red Line, sits on Sheikh Zayed Road at the district's edge. A covered walkway runs from it into the mall, and the RTA and Emaar have agreed to raise its capacity by 65%. From the far side of the Boulevard, it's a long walk.
