DIP and Expo City: the mixed one
Dubai Investments Park (DIP) is a 2,300-hectare master community run by Dubai Investments. Most of it is business parks: 78% of the leased space is logistics and industry. Expo City Dubai, the former Expo 2020 site, lies to the south-west. The pair suit someone who works nearby and wants a metro stop, not a buyer after a quiet suburb.
DIP's homes sit in pockets. Green Community, 67 hectares of low-rise homes among gardens, is the best known, and Dubai Investments puts DIP's residents at more than 150,000. Greenfield International School, formerly Greenfield Community School, teaches the IB inside DIP. Expo City's homes are newer: Expo Valley villas and apartment clusters such as Mangrove and Sky Residences.
These are two different purchases. In DIP you buy into an established district, beside the jobs in its business parks. At Expo City you buy into a plan: it is building towards 35,000 residents, and added Expo Valley Views in November 2025. Check a DIP building's age and service charges, and an Expo City project's handover date.
Each has a Red Line station on Route 2020: Dubai Investment Park, underground, and Expo 2020, the line's raised terminus. Both opened on 1 June 2021. In April 2025 the RTA and Etihad Rail opened a 1.8 km flyover on Al Yalayis Street to ease traffic in and out of DIP.
