Dubai South: the airport one
Dubai South is a 145 km² government master development around Al Maktoum International Airport (DWC). Its homes sit in the Residential District. It suits someone working at the airport, Expo City or the logistics zones, or a buyer content to hold for years. It doesn't suit anyone who wants the beach, the old city or a metro at the door.
The Residential District had more than 25,000 residents in April 2024, in gated clusters of apartments and townhouses. It has a hypermarket, a mosque, parks and sports courts. GEMS Founders School – Dubai South opened on Expo Road in August 2024, and Dubai South's own South Bay project adds villas around a 1 km lagoon.
The case for buying here rests on the airport. In April 2024 Dubai approved a AED 128 billion terminal for 260 million passengers a year, and spoke of housing for a million people around it. Operations are due to start in 2032. Until then you are buying ahead of the jobs, with more homes still to come.
There is no metro station in the Residential District. The nearest is the Red Line's Expo 2020 terminus, open since June 2021. Ellington puts Al Maktoum airport 10 minutes by car from its Windsor House towers, and Expo City 16, so plan on driving.
