Living on the Dubai Water Canal

The Dubai Water Canal is the 3.2 km waterway from Business Bay to the sea, opened in 2016. Its frontage by Safa Park is marketed as Billionaire Row, a nickname rather than an official community. It suits a buyer who wants a very large serviced apartment. It doesn't suit a family who needs a garden or a school.

Most homes are apartments. AHS Properties designed One Canal with Fendi Casa. Its Casa Canal has penthouses, sky villas, sky mansions and three sky palaces, with round-the-clock concierge and a chauffeur. Canal Front Residences adds 243 one- to three-bedroom homes. Dubai Holding's own canal community has seven buildings and 17 villas and townhouses.

Supply is sold building by building, often before completion. AHS said in October 2023 that One Canal had nothing left to sell, so buying there now means a resale. Before you compare two homes here, check each building's completion status, its service charges, and whether you are looking at a finished home or a payment plan.

Business Bay station on the Red Line is the closest metro: a walk from the Sheikh Zayed Road end, a drive from Safa Park. The RTA's DC2 water bus stops at the canal's Sheikh Zayed Road station. There is no school on the canal frontage itself.
