International City: budget flats, strong returns
International City has more than 500 low-rise buildings arranged in country-themed clusters. Most homes are studios and one-bedroom flats, which is why it is often the first step for people arriving in Dubai on a modest budget.
Dragon Mart sits inside the area. It is one of the largest Chinese trading hubs outside China, selling everything from furniture to electronics. Dubai Silicon Oasis and Academic City, where many of the universities are, are both about fifteen minutes away.
There is no metro station yet. Buses run across the area, and Centrepoint station is roughly seventeen minutes away by bus. That changes in 2029: the RTA has confirmed two International City stations on the new Blue Line.
For buyers the appeal is arithmetic. Studios start near AED 340,000.
A first home in Dubai
Students, young professionals and traders. Studios and one-beds make this a common starting point.

Buses now, metro by 2029
No station yet. Buses link to Centrepoint metro, and two Blue Line stops open here in September 2029.
