Jumeirah Islands: a villa on its own island
Jumeirah Islands is Nakheel's gated villa community: 46 islands set in a chain of lakes, next to JLT and a short drive from Dubai Marina. It suits a family that wants a garden, water on the doorstep and quiet streets close to the Marina. It doesn't suit anyone who wants to walk to the metro.
The villas sit in clusters on the islands, with private gardens, verandas and roof terraces, as Nakheel describes them. Nakheel lists a community pavilion with restaurants and cafés, a clubhouse, a fitness centre, pools and a jogging track. Dubai British School Jumeirah Park Foundation, an early-years school for ages 3 to 5, is in the area.
The villas are all built, so buying one here means buying a resale. The new supply is apartments. Ellington's Eltiera Heights, its first residential project in Jumeirah Islands, is off-plan, and Ellington also lists Eltiera Views here. In August 2026 the Eltiera Heights plot was cleared, with nothing above ground, so its handover is years away.
Getting around means driving. Nakheel puts the DMCC metro station and the JLT tram stop 10 minutes away, Dubai Marina 14 minutes and Dubai International Airport 30. Older children's schools are outside the community, so time the school run at peak hour before you commit.
