JVC: where a lot of Dubai actually rents
JVC is laid out as a ring of districts around a central park. Building has been continuous for years, so new towers keep arriving and some streets are still under construction while others are long finished.
The appeal is arithmetic. Studios start around AED 700,000, apartments run AED 1,350 to 1,750 per square foot, and yields reach 7% to 9.5%, among the highest in Dubai for apartments. Tenants come for the same reason: space for the money.
For families, several schools and nurseries operate inside JVC, including Ladybird and Chubby Cheeks. Transport is the weak point. There is no metro in JVC. Mall of the Emirates on the Red Line is about five kilometres away, reached by the J01 feeder bus or a ten to fifteen minute taxi.
