JVC: the first-home one
Jumeirah Village Circle is Nakheel's 560-hectare community between Al Khail Road and Hessa Street, laid out as rings of districts around parks. It suits first-time buyers and young families who drive to work. It doesn't suit anyone who needs a metro station nearby, or who wants streets where the building has finished.
Most homes are flats in low- and mid-rise blocks, with villas and townhouses in some districts. Nakheel places schools, mosques, sports courts and parks between them. JSS International School teaches the Indian ICSE curriculum here, and Circle Mall opened just off Hessa Street in April 2021, with Spinneys and Nesto supermarkets.
For a buyer, the building matters more than the address. Many developers have built in JVC, so finishes, service charges and management vary from one tower to the next. New towers are still going up, so check what is planned for the plot next door and how long its works will run.
There is no metro. Nakheel puts Al Khail Metro Station 12 minutes away by car, and the RTA added JVC to its Bus-On-Demand service in May 2026. Hessa Street's widened stretch to Al Khail Road opened in April 2026, and the RTA plans four new JVC access points with interchanges.
