Ras Al Khaimah: the quieter emirate up the coast
Ras Al Khaimah is a separate emirate, about an hour's drive north of Dubai. The homes Diamond covers here are in three places. Ellington's Costa Mare, Playa Del Sol and Cala Del Mar are on Al Marjan Island, four reclaimed islands built by Marjan, the island's master developer. Beyond's Le Château is on Marjan Beach, a few minutes away, opposite the Wynn resort. Ellington's Ellington Views and Soto Grande are in Al Hamra, on the mainland beside Al Hamra Golf Club. It suits a buyer after a holiday home, or a first purchase outside Dubai. It doesn't suit anyone who has to commute to Dubai every day.
Life on the island is resort life. Marjan counts 7.8 km of beaches, and hotels from Rixos, Hilton, Mövenpick and Pullman are open. The Wynn, with 1,530 rooms, is due in 2027 and is still being built. Inland, Jebel Jais is the UAE's highest mountain, at 1,934 metres, with hiking trails and a zipline (RAKTDA).
The emirate is betting on tourism: 1.35 million overnight visitors in 2025, and a target of more than 3.5 million a year by 2030. Weigh the supply, too. Marjan plans 18,650 homes on the island. All six projects here are off-plan, and those with a published date are due between 2027 and 2029, so there is no rental record yet.
Dubai's rules don't apply here. Off-plan projects in Ras Al Khaimah register with the emirate's own Real Estate Regulatory Administration, part of RAK Municipality, which also approves each project's escrow account (Law No. 12 of 2023). The Dubai Land Department and Dubai's RERA have no part in it. There is no metro; you will drive.
