Best known for its protected wetland and flamingos. Mostly industrial; Sobha One is the main new housing, and the Blue Line is due in 2029.
Ras Al Khor: the wetland at the end of the creek
Be clear about what this area is. Most of Ras Al Khor is warehouses, workshops and light industry around a protected wetland at the head of Dubai Creek. Sobha One, five towers near Ras Al Khor Road, is the main new housing. It suits a flat buyer who wants Downtown and the airport close. It is not a family suburb.
The wetland is the Ras Al Khor Wildlife Sanctuary: about 6.4 km², Ramsar-listed since 2007, with around 20,000 migratory birds a year. Dubai Municipality lists walk-in visits to its Flamingo and Lagoon hides; the Mangrove Hide is closed for now. Its upgrade's first phase is due by the end of 2026.
Sobha One's towers rise 30 to 65 storeys over a pitch-and-putt course, from AED 1.74M on Sobha's listing, with handover due in December 2026. The Element, a standalone tower in the same project with 1- to 4-bedroom homes, is due two years later, in December 2028. The trade-off is the setting: Sobha's own renders put a highway beside the towers, so ask which side your unit faces and what the road sounds like.
There is no metro station today; Creek and Al Jadaf on the Green Line are the nearest. The Blue Line will run through Ras Al Khor Industrial Area and is due to open on 9 September 2029. Check how far the nearest station will be from your building.
