The Meadows: a grown-up family neighbourhood
The Meadows is the big-villa side of Emirates Living, Emaar's lake communities next to Jumeirah Lakes Towers. It has more than 1,800 detached villas of three to seven bedrooms, first handed over in 2003. It suits a family that wants space and a school inside. It doesn't suit a buyer after a small, low-upkeep house; The Springs next door has townhouses.
Most villas have a private garden and many have a pool. Emirates International School Meadows is inside and teaches the IB from FS1 to Year 13; KHDA rated it Very good for 2023–24. The Meadows Village, rebuilt after 2018, is the community's own shopping centre, and the Montgomerie golf course is next door in Emirates Hills.
Every villa is a resale, and the oldest are over 20 years old. A big plot means bigger running costs than a townhouse: the garden, the pool and the air-conditioning all need upkeep. Ask for the maintenance history and the service charge, and check any extension against the approved plans before you offer.
There is no metro inside Emirates Living, but The Meadows is close to it. Sobha Realty and DMCC stations on the Red Line are about 2 km away, past JLT, or about eight minutes by car. DIFC is a straight run along Sheikh Zayed Road.
