The Springs: the townhouse one
The Springs is the townhouse side of Emirates Living, Emaar's group of lake communities inland from Jumeirah Lakes Towers. The homes are mostly two- and three-bedroom townhouses with small gardens. It suits a couple or young family buying a first house in Dubai. It doesn't suit a buyer who wants a big plot; the larger villas are in The Meadows next door.
The community is split into numbered clusters, each built around a lake or a park with a shared pool. Dubai British School is inside, in Springs 3, and teaches FS1 to Year 13; KHDA rated it Outstanding for 2023–24. The Springs Souk, on the community's edge, covers supermarkets, cafés and everyday errands.
The Springs is finished, so every home is a resale and the stock won't grow. Most homes are around 20 years old. Ask what has been renovated, check any extension against the approved plans, and get the service charge from the seller before you offer.
There is no metro inside Emirates Living. The nearest Red Line stations, Sobha Realty and Al Fardan Exchange (formerly Al Khail), are on Sheikh Zayed Road about 4 km away, so most residents drive. Dubai Marina and JLT are about 10 minutes by car.

Four kilometres to the metro
Sobha Realty and Al Fardan Exchange stations are about 4 km away on Sheikh Zayed Road. It's a drive, not a walk.
