Town Square: the starter-townhouse one
Town Square is Nshama's community on Al Qudra Road, laid out around a central park with splash pads, a skate park and sports courts. It suits a young family after a first townhouse and a Golden Visa. It doesn't suit anyone who needs a metro commute.
Most homes are apartments; the townhouses sit in clusters such as Zahra, Hayat, Noor and Safi. Carrefour, Spinneys, a Medcare clinic and a Maple Bear nursery are inside the community. Horizon English School Town Square, British curriculum, is due to open in August 2027, subject to KHDA approval. There is no Indian-curriculum school here.
For the Golden Visa, the test is AED 2 million of property in your own name. If a co-owner is on the title deed, only your share counts, so check the exact home and the deed against that line before you rely on it.
Access is the weak point. There is no metro, so plan on a car; Nshama runs a residents' shuttle to Equiti Metro Station. The RTA's upgrade of Al Qudra Road, which serves Town Square, opened its first new bridges in February 2026. New Nshama buildings are still going up around the park.
