Town Square: a park, a school, and room to grow
The community is built around a park with a skate area, splash pads, cycling tracks and a cinema and shops at the centre. It was designed so that most homes are within walking distance of it, which is unusual for a Dubai suburb.
Studios start around AED 600,000 and townhouses run AED 1,600 to 1,900 per square foot. Yields are strong, at roughly 7% to 8.5%. The mix of residents runs about half families and just over 40% young professionals.
The trade-off is distance. There is no metro nearby and the nearest stations are twenty to thirty minutes by car. An Nshama shuttle connects to the RTA bus network, but most households here own a car. Horizon English School, on the British curriculum, is inside the community.

There is no metro nearby. A shuttle links to the bus network, but driving is the norm.
