Dubai Hills Estate: parks, golf and a mall of its own
Dubai Hills Estate is a master community by Emaar and Meraas, reached from Al Khail Road and Umm Suqeim Street. It is built around an 18-hole golf course and a central park, with apartments and villas. It suits a family or couple who want a newer home and green space. It doesn't suit anyone who wants to walk to a metro.
The estate was planned as a whole, which shows in the layout. The park has a skate park and splash pads, cycle paths link the neighbourhoods, and Dubai Hills Mall opened in February 2022. Ellington's brochure puts Dubai Hills Golf Club, King's College Hospital and GEMS International School each about 2 minutes by car from its buildings.
Unlike the older villa suburbs, Dubai Hills is still adding homes. Ellington alone has handed over two buildings here: Ellington House from 2025 and Ellington House II from May 2026. New supply means choice when you buy and competition when you let or resell. Golf-course views are marketed widely, but not every unit has one, so ask which way it faces.
There is no metro. The RTA finished 13 bridges linking Al Khail Road and Umm Suqeim Street to Dubai Hills Mall in May 2020, and Ellington puts Mall of the Emirates 12 minutes away by car. A 13.5 km cycling and e-scooter track along Hessa Street, from Al Sufouh to Dubai Hills, was still being built in March 2026.
