Dubailand: an area, not a neighbourhood
The most useful thing to know about Dubailand is that the name covers a lot of ground. Two homes both described as Dubailand can be twenty minutes apart, with different schools, roads and neighbours. It suits a family that wants space and drives everywhere. It doesn't suit anyone who wants to walk to a metro.
Daily life happens pocket by pocket. Villanova, Living Legends, Al Waha and Remraam are all Dubailand, each with its own parks, pools and shops. Villanova alone has delivered 3,834 homes, with 850 more contracted in April 2026. Global Village, open each winter, IMG Worlds of Adventure and Dubai Miracle Garden are in the district too.
What you can buy depends on the pocket. Three developments here show the range: Ellington's Belgravia Gardens, studio to 3-bedroom flats due in Q3 2028; Sobha Elwood, 4- to 6-bedroom villas along Al Ain Road, due in June 2027; and Sobha Reserve in Wadi Al Safa 2, whose 348 villas Sobha has sold. Sobha Sanctuary, Sobha's newest pocket here, adds 1- and 2-bedroom flats in The Woods from AED 999K and villas from AED 4M, most due in 2029. Check what else is being built around each one.
Getting around means driving. There is no metro in Dubailand and few bus routes. The RTA's Blue Line is due to open in September 2029 and will end at Dubai Academic City. That helps the pockets nearest to it, not the whole district.
