Sobha City: the Abu Dhabi one
Sobha City is Sobha Realty's first master community in Abu Dhabi, at Al Bahiya near Yas Island and Zayed International Airport (Sobha, April 2026). It suits a buyer who lives or works in Abu Dhabi and can wait for keys in 2029. It doesn't suit a Dubai commuter: Downtown Dubai is about 106 km away by road.
Sobha puts the plan at about 38 million sq ft, with a first phase of about 8 million (Sobha, April 2026). Around 60% is to be open and green space, with over 50,000 trees, a wellness loop of about 20 km, a 2 km promenade with a marina and a par-3 golf course. Schools are planned but not named.
Three projects are on sale. River Cove Residences has apartments in three towers, listed from AED 3.95M. The Terraces sells 3- and 4-bed garden villas from AED 5.09M, and The Orchard 4- to 6-bed villas from AED 9.05M (Sobha, October 2026). All three are due in December 2029, and later phases will follow, so expect building work for years.
Abu Dhabi's rules apply, not Dubai's. The Abu Dhabi Real Estate Centre (ADREC) licenses off-plan sales, and its guide for developers says buyers' payments go into an ADREC-approved escrow account (ADREC, October 2026). Dubai's DLD and RERA have no role here. There is no metro: Sobha gives 14 minutes to the airport and 13 to Yas Mall.

Downtown Dubai is about 106 km away by road (OpenStreetMap route), over an hour's drive. There's no metro.
