Sobha Sanctuary: the park-first one
Sobha Sanctuary is Sobha Realty's master community at Al Yufrah, reached from the Al Ain–Dubai Road and the Jebel Ali–Lehbab Road (Sobha, October 2026). Unlike most of Dubailand, it is one developer's plan, and none of it is built yet. It suits a family who drives and can wait for 2029. It doesn't suit anyone who needs keys soon or wants a metro.
Sobha plans 37.5 million sq ft (about 3.5 km²), half of it open and green, around a park of about 800,000 sq ft (Sobha, October 2026). Its brochures add a central district with a mall, a spa and a beach lagoon, a football field, a cricket ground, a 9 km-plus wellness loop and about 20 km of cycle routes.
Seven projects are on sale. The Woods' three blocks sell 1- and 2-bedroom flats from AED 999K. The Brooks and The Willows start at AED 4M, The Greens at AED 4.07M and The Grove's detached villas with private pools at AED 9.33M (Sobha, October 2026). The Brooks, The Greens and The Willows share the same 4-bed plans, so compare position and price.
Getting anywhere means driving. Sobha gives 5 minutes to the Dubai Rugby Sevens stadium, 8 to Dubai Outlet Mall, 30 to Downtown and to Al Maktoum airport, and 35 to Dubai International. Six projects are due in 2029; Sobha hasn't dated The Willows. It plans for about 20,000 families, so expect building work nearby long after you move in.

There's no metro. Sobha gives 35 minutes to Dubai International and 30 to Al Maktoum International.

Loops for walking and cycling
Sobha's brochure plans a 9 km-plus wellness loop, a 5 km leisure loop and about 20 km of cycle routes.

Nothing to move into yet
All seven projects are off-plan. Six are due in 2029, and Sobha gives The Willows no date yet.
