Sobha Siniya Island: the island one

Sobha Siniya Island is Sobha Realty's master community on an island in Umm Al Quwain, joined to the mainland by a 1.7 km bridge. It is not Downtown Umm Al Quwain, the new city Sobha is building on the mainland, which Sobha puts 20 minutes away. It suits a buyer who wants a beach or marina home outside Dubai and can wait. It doesn't suit a daily Dubai commute.

Sobha's plan covers 23 million sq ft, almost half of it open green space. It includes an 18-hole golf course, a marina with a yacht club, a clubhouse, a boardwalk and a retail boulevard (Sobha, October 2026), and two resorts listed as upcoming. Homes come in three kinds: Beach Residences, Marina Residences and villas. None of it is built yet.

Sobha's island page lists 15 projects. Flats start at AED 1.36M at Bayfront and Canalside Marina Residences. The 4-bed Palm Grove villas start at AED 10.75M and the 5- and 6-bed Coral Beach Villas at AED 16.99M (Sobha, October 2026). Keys are due from December 2027 to December 2030. With nothing finished, there is no rental or resale record yet.

Dubai's rules don't apply. Umm Al Quwain issued six real estate laws in September 2023, covering its property register, off-plan escrow accounts and stalled projects (WAM, September 2023). The Dubai Land Department and RERA have no role. There is no metro: Sobha puts Dubai 50 minutes away by car, Sharjah 30 and Al Marjan Island 10.

Downtown Umm Al Quwain is Sobha's other community here, on the mainland. Sobha puts it 20 minutes away by car.

Sobha's first handovers are due in December 2027 and the last in December 2030. Until then, it's a building site.
