Palm Jumeirah: the established one

Palm Jumeirah is Nakheel's first palm island, launched in 2001. It reaches 5 km into the Gulf and is home to about 25,000 people. It suits a family or second-home buyer who wants a villa on the sand somewhere already built. It doesn't suit anyone who wants to walk to school.

The island has three parts. The trunk carries towers, hotels, marinas and Nakheel Mall. The fronds are gated villa streets, most homes backing onto their own beach. The Crescent, reached by a tunnel under the sea, holds the resorts, Atlantis among them. There are nurseries on the island, but school means a drive to Al Sufouh or Al Barsha.

Most of the island is built, so you are usually buying a home someone has lived in. New homes are few: 38 Palm Crown villas at the frond tips, Ellington's Ocean House and Beyond's Passo, due in 2029, and Omniyat's ultra-prime Orla, AVA and Alba buildings, due from December 2026 to 2028. Check the building's age, the service charge and what the beach access really is.

You can get around without a car. The Palm Monorail runs along the trunk from Gateway to Al Ittihad Park, Nakheel Mall and Atlantis, and takes nol cards. At Gateway it meets the Dubai Tram, which links to the Red Line metro. Ellington puts Dubai International Airport 35 minutes away by car.

Most frond villas back onto a private strip of beach, and resorts line the Crescent's outer shore.

Aquaventure, beach clubs, marinas and hotel restaurants are all on the island, so weekends rarely need a drive.
