Dubai Maritime City: the port-side one

Dubai Maritime City is a 249-hectare reclaimed peninsula between Port Rashid and Dubai Drydocks, built for the marine trade and part of DP World. It suits a buyer who wants a new sea-view home near old Dubai and is happy to drive. It doesn't suit a family that needs a school nearby, or anyone who relies on the metro.

The homes are new. Beyond, the developer the OMNIYAT group launched in 2024, is building nine projects here: towers of studios to penthouses, some seafront townhouses and one office tower, 31 Above. Beyond puts Mina Rashid's shops and restaurants a five-minute walk along the promenade. Ship-repair and marine firms still work on the peninsula.

Every home on sale is off-plan, with handovers from 2027 to 2029 on Beyond's schedules, so there is no rental record to judge yet. Weigh the supply: six of the towers alone hold more than 2,000 homes, and one developer is building almost all of it. Sensia sold out at launch and now changes hands as resale only.

Access is by road. The RTA's Al Shindagha Corridor serves the peninsula, and a bridge from Jumeirah Street to Al Mina Street opened in April 2025. Beyond puts Downtown and DIFC 15 minutes away and the airport 20. Its Forest District is planned around 55,000 m² of native woodland, so expect building work for years.
